Archi made headlines across Georgia and beyond by selling 644 apartments in its project Grand Avenue by Archi in just five hours — a historic milestone that shows the growing appetite for modern, high-quality housing. We sat down with Shio Khetsuriani, CEO of Archi, to talk about what this record means, what’s driving the demand, and what’s next for the company and Georgia’s property market.
That sales figure, 644 apartments in five hours, is incredible. What made it possible?
We’ve always believed in building more than homes: we create neighborhoods that people want to be part of. This level of demand confirms that. The record-breaking sales event shows the trust that both local buyers and international investors place in Archi. We count this as not just a win for our team, but as a proud moment for Georgia’s real estate sector overall. For us, responsibility is, first and foremost, about trust, and we are deeply grateful for the confidence our clients and partners continue to place in us.
Why do you think the real estate market in Georgia is seeing such strong momentum?
Georgia has become a highly attractive destination for investors. We’re at the crossroads of Europe and Asia, with a fast-growing economy, low taxes, liberal regulations, and a very business-friendly environment. These factors are drawing both international and domestic investors — people looking for better living standards, who see that real estate makes a smart long-term investment.
Much of the attention now is focused on your project Grand Avenue by Archi. What sets it apart?
Designed by international experts Wei Yap Ooi, Jan Dijkema from Chapman Taylor, and Bob Earl of OCULUS, Grand Avenue by Archi is our most ambitious development to date, at a $1 billion investment. Located in Tbilisi at 32 Tsotne Dadiani Street, it is minutes from metro stations and a key city landmark: Dinamo Stadium. Seventy-five percent of the land is dedicated to green space. We’re redefining what it means to live in a city.
What can residents expect once the project is complete?
It’s a lifestyle, not just housing, with everything from a school and kindergarten, co-working spaces, swimming pools, and a padel center, to gastronomy zones, office spaces, and even a museum. There’s also a pedestrian bridge and tunnel connecting the area to Tsereteli Avenue. Grand Avenue by Archi represents what we call the “New Downtown of Tbilisi” — a place where people can live, work, study, and thrive.
What’s next for Archi?
We’ll continue raising the bar. With over 19 years of experience, 52 completed projects, and 31 ongoing, we see this moment as just the beginning of a new chapter — for Archi and for Georgia. At the heart of our growth is the trust we have earned.
